1. What specific characteristic do you look for in your various team members?
I am building a real estate team that focuses on building real estate portfolios for investors here in the local Phoenix market. Many people are concerned about retirement, health-care costs and sending their kids to college. Real Estate is a perfect way to take action. I have built the Delia Team with unique people that include real estate, mortgage, general contractor, handymen, property management, financial advisers, tax experts, CPA, lawyer, insurance title company, hard money lenders and so on. Each member of my network compliments one another. We do no compete against one another. My weekly radio show allows people to hear the many ways to create wealth. The show is called "Real Estate and Beyond". People love the beyond part. I had to create a real estate team to serve my clients better.
2. What are the two most important attributes/skills of a Transaction Coordinator? Why?
The two most important skills of a transaction coordinator that I believe are important include administrative and persistence. One must love paperwork to see a transaction complete from start to finish. It is vital to ensure that all paperwork given to the broker is compliant. We want to ensure that we are compliant with the broker at all times. Also, agents will not be paid until all the paperwork has been totally submitted to the broker. The other skill that is important to me is persistence. There are many times when the transaction coordinator must be a little pushy to obtain the signed documentation needed to close the transaction. Also, one must be on the phone with all parties to guarantee all parties are on board to close the transaction. I trust my transaction coordinator will let me know when there is a problem so that I can intervene if needed.
3. What are the two most important attributes/skills or a Marketing Director? Why?
The two most important skills of a Marketing Director that I believe are essential include creativity and consistency. I rely on my marketing director to market our listings along with my weekly two-hour radio show. I want to ensure that I am getting the most out of our marketing dollars. Listings generate phone calls that turn to leads and finally into sales. So, we need to create a reason for people to call. Nell. Next, they must remain consistent with our marketing message so that our marketing remains consistent with our current market. Our current slogan on the radio show is "Make the call, Set the plan, Do the deal". It sounds simple because it is that simple
4. What are the most important attributes/skills of an Assistant?
The most important skills for my assistant include time management and communication skills. She is the person that I rely on to keep me on schedule. I need to make every minute count during the week since I am being stretched each week. Also, she is on the phone setting appointments with new and past clients. There are times I have her call people that I would like to meet and she gets it done. My job is to be the visionary. I set the tone for my team. Then, we are all rewarded.
5. Do you conduct periodic performance reviews with your team member? How
I have a monthly meeting with my team to go over the numbers. Then, I meet with them to breakdown their individual goals ts that contribute to the team goals. Each person is working on something to improve him or himself. I have a fairly new team and we are constantly improving. I believe each person wants to be the best. It is my job to coach them and to stretch them to new heights so each person is constantly learning new things. Real estate is constantly changing and that means we have to constantly read and attend seminars to stay up to date for our customer base.
